How to find Barbados property
This isn’t as easy as it is in the UK where you just type a postcode or an area into Rightmove or Zoopla! There is no equivalent of these “property portals” in Barbados.
Some Estate Agents feature their properties for sale on Rightmove Overseas. Others have links with the upmarket UK Estate Agents such as Savills and Chestertons. A few Estate Agents only have them on their own website. Unfortunately, you’ll never find all the properties on the market in one place.
Estate Agents
The best way to find property is to select a good Estate Agent in your chosen area. Tell them your requirements and budget. The Agents typically work alongside each other, and split commissions for bringing a buyer to another Agent’s listings. Your chosen Estate Agent will compile a list of all available property for you to review and view.
As in any industry there are good and not so good operators. The best will not only find suitable properties, but also arrange viewings. This is tricky sometimes if Owners are absent or property is being let.
They will drive you to the properties for the viewings. They can also inform you about local facilities, transport, etc.
The Market
It is still something of a Buyer’s market due to prices falling since the 2008/9 recession. Most vendors are prepared to negotiate on price. It’s not unusual to secure a reduction of between 5% and 10% off the advertised price, or considerably more if the property needs updating and has been on the market for some time.
The market is seasonal, coinciding with when most tourists visit (December to April). If a property has been on the market during “the season” (or for more than one “season”) the vendor may be more inclined to reduce the price. A good time to view and offer on property is therefore between April and September.
