Rental demand is generally high for most types of accommodation, particularly during peak season (December to April). You may prefer to keep your home for the exclusive use of yourselves, friends and family, but if you are happy to rent the property to other visitors this is very easy. Many people like to use the peak times for themselves and are happy if the income they receive from renting, after deducting management, cleaning and maintenance costs, covers their own expenses, flights, etc.
If you are happy to rent during at least part of the high season (and particularly over the Christmas and New Year period) then you can easily make this a profitable holiday lettings business. Gross yields can be in excess of 15%. Of course, this all depends on occupancy levels so 10% is a realistic aim at least to start.
We suggest you market your property in the UK on the holiday letting websites, as most if not all of your visitors will be British (40% of all Barbados tourists are British).
You can declare any profit as part of your UK tax return and pay tax in the UK.
